Jack Garraty is a transactional lawyer whose practice includes real estate, real estate finance, structured investments, partnership law and taxation.  His clients range from real estate investors and equipment investors, to developers and entrepreneurs.

Jack advises on leasing transactions involving all types of assets, with a particular emphasis on real estate and real estate finance.  Many of his transactions involve complex tax issues as well.  In addition, Jack has extensive experience with partnerships and limited liability companies, including development and investment vehicles.

With more than four decades of practice, Jack provides his clients with valuable perspective and constructive, cost-effective counsel on every transaction.  He delivers the full range of skill and know-how needed to structure, negotiate and close complex real estate financing and investment deals.  Jack understands—from first-hand experience—the pitfalls, opportunities and market terms of business transactions, and focuses on responding to his client’s tolerance for business and tax risks in each transaction.

Jack is consistently appreciated for innovative ideas during negotiations and finding solutions to protect his client’s financial investment and bottom line.  Jack has closed major transactions involving the purchase, development and sale through syndication of several Veterans Administration hospitals; negotiated joint ventures for real estate businesses, alternative energy businesses and venture capital investments; and has closed real estate purchases and financings valued into the hundreds of millions of dollars.  In addition, Jack has negotiated and closed a number of big ticket lease transactions.

Jack delivers a keen ability to identify the problems and/or potential pitfalls that can and do arise in the course of negotiation and closing complex transactions.  Each transaction is tailored to his client’s specific objectives with due consideration to comprehensive tax planning.  Jack advises on a multitude of tax-related structures, such as tax-free exchanges, the use of Delaware statutory trusts and limited liability companies, and complex leasing structures.

An outstanding negotiator and consensus builder, Jack currently serves as chair of the firm’s Tax practice.

Represented a developer in the purchase, development and sale of five Veterans Administration properties, including syndication to investors through Delaware statutory trusts.
