Ms. Fulton's practice focuses on all types of commercial real estate transactions, including acquisitions and dispositions, joint venture developments and construction and permanent financing. Her practice includes representing owners, developers, investors and lenders involved in transactions relating to a wide range of real estate holdings throughout the United States and using a variety of ownership vehicles. Ms. Fulton is experienced in all phases of these transactions, from structuring and negotiating the deal and offering creative solutions and alternatives, to performing and supervising due diligence review, to documenting and closing the transaction.
 
Representative Experience:
Represented the sellers of the Glendale Galleria in Glendale, California to General Growth for approximately $415 million in one of the largest single mall sales to close in recent years.

Represented a life insurance company in its investment in various joint ventures with developers of mixed-use projects, most recently one in Washington which included almost $300 million in construction financing, as well as others in the latter part of 2004 in Virginia and Massachusetts, including $100 million in construction financing.

Played a key role in the Firm's representation of one of New York City's leading developers of office and retail space in the formation of a venture with ING, which venture partnered with The New York Times for the development of the new 52-story New York Times Headquarters Building, to be located in the 42nd Street Development Area adjacent to Times Square.

Represented the sellers of 333 West Wacker Drive, a trophy office building in Chicago.

Ms. Fulton leads a team of associates representing a life insurance company in many of its commercial loan transactions in the eastern region of the United States. In 2004, the team closed nearly $250 million in loans.
